HOW TO INCREASE THE VALUE OF YOUR HOME

If your floor plan is functional consider a few ideas to refresh your kitchen and bathrooms. Study the layout and if the placement of appliances and plumbing works for you, try some of these tips to glam up your kitchen or bath without embarking in a full renovation.



1. Paint or replace the cabinetry.

One of the most requested "must haves" I hear while working with buyers is a light and bright kitchen. If your cabinets are in good shape, consider keeping them and just giving them a new look. They can be refinished with a lacquered spray paint. Go for a bright white when painting cabinets in a kitchen or bath remodel. White paint does wonders for outdated cabinets and can save you money. The experts recommend you washing, then priming and painting cabinets with high-quality white semi-gloss. On the other hand, If your cabinets are too outdated to be salvaged even by the snazziest coat of paint, consider if they could be spruced up with some new doors. If the structure is sound, you don’t have to toss out the whole cabinet: just get good measurements and find a style of door you like, and order it online or visit your nearest cabinet maker. Get the whole new look for a fraction of the price. 


2. Solid surface counter tops.

Granite and Quartz counters are super durable, functional and add so much elegance to your space. Its the high end product in the market but you don’t have to break your bank: Go to granite supply yards and check out their remnants. Especially if you don’t have huge swaths of counter top to cover, you may find yourself a very good deal. Choose a neutral color that will add contrast while complimenting with the rest of the materials in the home. 3. Tile back-splash

The wall back splash is what finishes off your walls and protects them from water and spills but it also adds the touch of personality. There is a vast variety of products like glass, ceramic subway tiles or mosaics that are cost effective and easy to install. Try to pick a product that will tie all the colors in the room together. Do not be afraid to add pattern or texture as this will be one of the things that will stand out and will add visual interest. Grout it , seal it and you are good to go!


4. Metal hardware.

This small detail is often overlooked, but the small investment in metal handles or pulls will for sure enhance the bright new color effect and add extra dreads touch. Explore the oversize handles and do not be afraid to mix and match metals. If working with the original doors make sure you measure and purchase the same type and size of hardware and mount in the existing perforations.


5️. Floor coverings.

If you have hardwood floors a great option is to sand them and refinish them with a new coat of stain. If replacing tile or laminate floors, more durable options like sealed cork and vinyl floors can be a good choice not only for price, but because they are easier on the feet and back than hard tiles and wood. Vinyls are easy to install and also known to be waterproof, stain proof and super durable. Today you can find lots of faux wood and stone looking products that add luxurious effect to any design.
